Pioneer Building is on frontier of mixed-use design

The grand opening of the Pioneer Building at 190 Broadway is certain to generate much excitement in Asheville. As the beginning of the Broadway Redevelopment Project, the Pioneer building is a shining example of Asheville’s commitment to the urban renewal of the 5 Points area and the Greenway corridor. Jay Lurie, owner/broker of Eclipse Real Estate Solutions notes that “they tried to design a true arts and crafts mixed-use project that blended with Montford and downtown.” Towards this end, Boulevard Development Group even donated a private easement to continue the city greenway closer to town. For those wishing to experience true in-town living, The Pioneer Building provides everything you need to lead an urban life in a “live-work-walk” fashion. They decided to build a different community, “around what people’s diverse lifestyle rather than making them conform,” notes Lurie. “If you want to be part of an exciting urban renewal effort, move right in; if you like nature, welcome; if you want to set up a business, one with a built-in customer base, congratulations.”

The Pioneer Building truly blends into the existing architecture of Asheville, enhancing the greenway corridor with its exact Arts and Crafts style and details. Described as “Old Asheville meets Art Deco”, inspiration was taken from some of Asheville’s historic Arts and Crafts Style structures. “From the roof lines to the roof pitches to the rounded turrets, a great deal of architectural thought went into the planning of the building,” notes Lurie. There are details in abundance including custom wrought iron railings, and Arts and Crafts light fixtures. “The pebble dash stucco was even applied by hand,” notes Lurie.

Boulevard Development Group’s vision of creating a more pedestrian-friendly corridor was also realized in the Pioneer Building. They widened the sidewalks and added outdoor café space. One of the most attractive aspects of the 5 Points Village will be its proximity to the Reed Creek Greenway. Though you’ll be mere steps from your private residence, you’ll soon be able to walk, bike ride, or tour a protected series of ecosystems offering pure, beautiful nature.

Amenities are many and varied and include a rooftop terrace with an exercise room and outside patio for parties. The patio affords great views of the city with long-range mountain views to the north and city views to the south. Each unit also comes with a spacious storage unit for kayaks and bicycles, and there is an onsite recycling center! Finally, each unit has access to a private secured parking deck with an assigned parking space.

The building consists of 22 residential units, five office condos and two retail condos. Residential prices start at $279,900, and each unit enjoys soaring 10-13 foot ceilings, solid cherry cabinets and custom granite countertops, bamboo flooring, covered balconies and great views of the city! The units also boast large walk-in closets and luxurious baths with a large tile shower and separate Jacuzzi tub. The commercial units are available for sell or lease, and The Pioneer Building is very excited about having Dripolator Coffeehouse, Atlas Family Chiropractic and John Warner Photography as tenants. Jay Weatherly, the owner of Dripolator, is “excited to be a hub of a new and thoughtfully developed corridor connecting pedestrian and bicycle traffic to downtown.”
