The lowest density master planned Club community in the mountains of western North Carolina, Balsam Mountain Preserve offers a way of life that is unique, special, and authentic. Only 354 homesites will nestle into this 4,400-acre community. Created with a commitment to preserve its natural surroundings, 3,400 acres has been placed in a permanent conservation easement, ensuring the property will be protected from future development and remain for generations to come in its present park-like state.

Even more impressive, the non-profit Balsam Mountain Trust, with three full-time naturalists located on the Preserve, manages and cares for the 3,200 acres of protected land. The naturalists also offer multi-generational nature and environmental programming unmatched by any community in the Southeast.

In addition to all the wonders of nature, Club Members enjoy Arnold Palmer Signature golf, an Equestrian facility, a heated Junior Olympic pool, Har-Tru tennis courts, a fitness center, on-site dining, over 42 miles of private trails, 38 miles of streams (including a Class A North Carolina trout stream), a private family campground, and a 24 hour staffed entry. The selection of real estate offerings includes mountain view homesites, private resale homes, and a very special fractional ownership component that serves as a financially intelligent entry point into the community. And coming this summer, Balsam will introduce Doubletop village cottages featuring luxurious homes with smaller footprints starting at $2,300,000.

All this just ten minutes or less to the beautiful mountain towns of Waynesville and Sylva, providing residents with the ultimate combination of mountain seclusion and nearby modern conveniences.

In the News

Balsam Mountain Preserve, a conservation-oriented residential community in the Blue Ridge Mountains, recently unveiled Palmer Practice Park, a new state-of-the-art golf practice facility designed by Arnold Palmer Design Company. The facility is located just steps away from Doubletop Village, an upcoming mountain hamlet of 23 new residential cottages, dining and recreational amenities.

The uniqueness of the Palmer Practice Park stems from its cutting-edge design, which represents golf’s evolving nature by providing a richer, more interactive golf experience compared to standard one-dimensional driving ranges. The new Park also opens up the game to golfers of all ages and skill sets with the built-in flexibility to play as a par 3 course or a “choose your own adventure” pitch and putt. As Balsam Mountain Preserve attracts an increasing amount of multi-generational families, this hybrid facility illustrates how it continues to grow to meet the needs of its expanding community.

“Arnold Palmer’s mission was to share his love for the game in hopes of growing the sport,” says Thad Layton, Vice President and Senior Architect for Arnold Palmer Design Company. “Balsam Mountain Preserve is staying true to that mission with the new Palmer Practice Park. As one of the few golf courses implementing this radical design, it is leading the charge in introducing golf to a whole new generation.”

As one of only a handful of existing golf parks within the United States, Palmer Practice Park will provide Balsam residents an exclusive, one-of-a-kind golfing experience in an unparalleled natural setting. Sitting at 3,400 feet above sea level, the park is centrally located between the 10th hole and the new village center and will overlook the Arnold Palmer Signature golf course and Plott Balsam Mountain Range. Spanning five acres, the practice facility will feature six unique greens, 3 bunkers and multiple teeing grounds, creating an unlimited number of ways to set the course up day to day. This variety will ensure the course never plays the same way twice, while also promoting a low-pressure, smaller-scale game that will appeal to golfers of all abilities. Players will still have the option of a practice range with a full length of 260 yards, in addition to the par 3 and pitch and putt course options.

“A driving range that doubles as a par 3 course is quite rare. Typically, the targets on a driving range are not puttable due to the barrage of balls and resulting pitch marks,” says Layton. “We overcame that obstacle at the Palmer Practice Park by partnering with Tour Greens to create synthetic surfaces that would look and play like real greens without having to worry about repairing pitch marks. This gives us the ability to shift gears from a range to a par 3 setup without delay.”

The completion of Palmer Practice Park marks the achievement of another new amenity to Balsam Mountain Preserve, which earlier this year introduced the newly renovated Ruby Valley Fitness and Wellness Pavilion. Up next, the community will present the Outpost, a 1,200-square-foot multi-function space rebuilt using live oak logs hand hewn in the early 1700’s and recovered from Fort Thicketty, a Revolutionary War stronghold at the headwaters of the Pacolet River in upstate South Carolina. Featuring breathtaking views looking up toward the Great Smoky Mountains, the Outpost will provide an additional unique place for golfers and hikers to pause.

Doubletop Village will mark the third and final new amenity within this phase of development. The 23 new residential cottages will sit next to the village center, which will include the Summit House, Mine Tavern as well as a curated Ruby City Organic Community Garden and Great Lawns. The Summit House features indoor and outdoor dining, a demonstration kitchen, private dining and a dedicated wine tasting room. Located just across the terrace from the Summit House, the Mine Tavern will offer residents a casual dining option with regional craft beers and special grill menu. In addition, the integrated Pro Shop will offer a full selection of golf, fitness and hiking apparel. Lastly, spread across Doubletop Village, the Activity Lawns will feature spectacular mountain vistas and abundant space for recreational activities such as bocce and croquet. Also nestled here will be Ruby City Organic Community Garden which will supply vegetables and herbs to the Summit Grille and Mine Tavern.

Resident Testimonials

Balsam Mountain Preserve provides me the type of lifestyle that brings me great joy. – Andie MacDowell, Actress and Balsam Mountain Preserve property owner

“We had been looking for a place in the mountains for over three years and visited just about every community imaginable. After 15 minutes, we knew we were home” – Bill and Ohara Croswell, Ridgeland, Mississippi

“We decided to make Balsam our home because of the low-density lifestyle; we’re living in a 3,000-acre park. The peace and tranquility here top anything I’ve ever imagined.  At times it’s like living in an aviary; the birds surround us in the treetop canopy. At night I fall asleep listening to the stream and the tree frogs.” – Lisa and Sal Guerriero, Norristown, Pennsylvania

“Balsam gets me closer to the woods to walk through, the fish to go after, and the big night sky to gaze at, a wonderful combination that renews my sense of awe at the wonder of it all.” – David Kitchens, Atlanta, Georgia
