Balsam Mountain Preserve — As Close to Living in a Nature Preserve as You Can Get.

We think it’s safe to say that there is no other community in Western North Carolina that allows you to experience a more beautiful and natural environment, and that places the preservation of nature above all else. There is something so special about this community, and you’ll feel it the moment you enter the gate.

Now introducing Doubletop Village:
A Charming, Walkable Cottage Living and Lifestyle.

Located near just off the Great Smoky Mountains Expressway, Balsam Mountain Preserve, a luxury golf and nature-based community, enjoys the quiet, inviting setting of the town of Sylva.  It’s also just a few minutes from the culture and art of Waynesville and less than 40 minutes to downtown Asheville. Here is an ideal mix of everything we love about Western North Carolina living.

A Remarkable Range of Amenities, All Created with Nature’s Approval.

The park-like setting of Balsam Mountain Preserve is due to its remarkable low density — only 354 home sites on 4,400 acres, and an ethos centered on land-stewardship. Seventy-five percent of the land is placed in permanent conservation easement. With an Arnold Palmer Signature golf course named “Best New Course in North Carolina”, this is a natural paradise for golfers. In fact, the new Palmer Practice Park combines a driving range and par-three short course, for brisker, more casual play and the ability to play varying short games. But golf is only the beginning of the established amenities here.

Creature comforts abound, including meals at The Boarding House Restaurant within the comfortable Lodge. Settle in by the massive stone hearths or rock and relax on the covered verandas while the sun sinks down behind beautiful Blue Ridge majesty.

Fitness Opportunities Catered to You and Your Horse.

Explore over 42 miles of private trails on foot or on horseback. The well-equipped equestrian center has a full-time , live on site stable manager, club horses suited for private lessons and pasture boarding for member horses. The private trails of Balsam Mountain Preserve are connected to the Nantahala National Forest, extending the riding experience another 500,000 acres.

Ruby Valley Fitness & Wellness Pavilion offers a magnificent, casual setting with a heated junior Olympic swimming pool, a toddler pool and Har-Tru tennis courts. The recent unveiling of the new Fitness and Wellness Pavilion features top-of-the-line cardio equipment and a dedicated motion studio for yoga, pilates, boot camp and TRX classes. Relax in the members’ lounge, enjoy massage and spa services and find a moment of peace in the relaxation garden.

Camping Under a Blanket of Stars.

Imagine being able to take your children or grandchildren camping in a picturesque, almost magical environment, while knowing the campground is private within your community, safe and well-tended.  The Dark Creek Campsite includes an expansive open pavilion, walking and riding trails, a well for campers to pump fresh mountain water, two bunkhouses and numerous tenting areas. There’s even a paddock so your horse can camp with you!

What’s New at Balsam Mountain Preserve?

Progress is in full swing at Doubletop Village — a mountain hamlet of cottages, with dining and recreation.

Have you ever wished for life in a quieter, simpler time? Where neighbors and friends greet each other on the way to the general store or gather for an afternoon drink at the neighborhood tavern? This could be the idyllic life of your dreams. An amazing cottage neighborhood is taking shape at the heart of Balsam Mountain Preserve featuring dining, recreation and wonderful opportunities to gather with friends.

Doubletop Village will offer 23 charming, beautifully appointed, farmhouse-style cottages. Designed by the renowned Atlanta architecture firm, Harrison Design, the cottages offer modern interpretations of classic farm homes with broad porches, white oak plank flooring stone hearths, open kitchens and plenty of windows to showcase some of the best mountain views in the state. The Foxtown Model Cottage is well under construction and scheduled for completion in just a few months. This three-bedroom, three-and-a-half-bath home is one of five designs at Doubletop Village, with prices starting in the $700s to just over a $1 million.

You have the turnkey option of purchasing the home fully furnished by one of the area’s celebrated interior design firms . You may also choose to take advantage of property management services to oversee rentals and maintenance when you’re away.

Just outside the door of these cottages, will be the 7,000-sq.-ft. Summit House (well under construction and scheduled to be complete in the first quarter of 2020). This restaurant will accommodate 80 members indoors and another 50 outside. There will be a demonstration kitchen where you and your friends can learn and indulge, and a private dining room for special celebrations.

Construction on the 4,000 square foot Mine Tavern is advancing quickly, with framing and vertical walls and roof in place. The tavern will accommodate another 40 members. This will be the tavern where everybody knows your name (Norm!), reflecting the area’s mining history and featuring an indoor and outdoor bar. Day lockers will be provided to store your day packs or totes while you enjoy a local craft beer or perhaps something from the special grill menu by the fireplace or on the outdoor terrace.

The Great Lawn is already bursting with green and when complete, will feature bocce and croquet courts. Future plans include the organic community garden where you can gather veggies and herbs, a general store for your essentials and lots of outdoor gathering places.

It’s not hard to imagine how delightful life will be in this village setting, but we recommend you come experience it for yourself. With only 23 residences available, you don’t want to wait.
